With our free valuation you can now find out exactly what you property is worth and how much rent we can achieve from it. We will visit your property and meet with you at a time to suit you. We will discuss your specific needs relevant to your own situation, market forces and current demand, previous rental transactions in your street and activity levels with other property similar to your own. From this we will be able to advise you on the value range applicable to your property and anything we think you can do to enhance this value. We will then suggest an appropriate asking price
Preparing Your Property
Tenants are usually willing to pay more for a property which is well maintained and newly refurbished, even if that means a liquor of fresh paint before the new tenants move in. This enables us to achieve a higher rent and is quicker for us to rent it out. The following features can appeal to potential tenants:
- Fresh decorations - light colours, such as white or magnolia, are always acceptable
- Attractive, good-quality, well-lined curtains or blinds
- Well-maintained exterior and tidy, well-planted gardens
- Clean carpets/flooring

Tenants deposit Scheme
The TDSL has been developed to ensure that the deposits are protected and that disputes about their return are resolved swiftly, inexpensively and impartially.
Under TDSL if there is no dispute the deposit will be returned at the end of the tenancy by us.
This requires an account which Clearview uk have with them and can secure the deposit at a small fee of £40.00
If there is a dispute, the disputed amount will be sent to the scheme. The scheme will deal with the dispute by their Independent Complaints Examiner (ICE).
The ICE will not visit the property, but adjudicate on the dispute by way of a paper trail.
Tenant references
Once a potential tenant agrees to take up a Tenancy Agreement for the property we take a holding deposit which is usually two weeks but this may vary as depending on credit/debit card withdrawal limit.
We then start referencing on the tenants and we require from them:
Employment details, previous landlord references, bank references etc. This may also be provided to the landlord if requested.
Inventories
Clearviewuk LTD prepare a thorough inventory on behalf of the Landlord whether it is a Let only service or a full Management service. This enables Landlords to receive their property after the Tenancy Agreement expires in the same condition as it was rented out.
